The economic downturn that began in 2007 may seem to be erasing itself from that of the American and even the world's consciousness; however in its wake it has left a lot of uneasy feelings when it comes to the future, especially in terms of our financial situations and our housing.

The idea of investing money is one that many people might consider, but not follow through on. In the past, making an investment within stocks, bonds, or even mutual funds was a good way of protecting a certain amount of money, while making money on what was placed within the investment. Investing can actually increase a person's net worth over time, enabling them to have money for an emergency or even retire at an early age.

With the economic downturn, this idea of the average person being able to invest has sadly gone to the wayside. The previous ability to work for a company and then retire has seemingly busted under the housing and real estate collapse; many people find themselves without their employment safety net of income and health care; some have even found themselves without their homes.

With so much hardship, should anyone even consider the idea of investments?

The answer is actually something that an individual should serious consider - even with the troubled economy, the idea of being able to set some money away for the proverbial 'rainy day' should still be an important factor. And while the average person might not be able to actually take advantage of the ideas on Wall Street, there is something people can consider - that of the trust deed.

What exactly is a trust deed and why would someone invest in it?

Trust deed investing is the ability to invest in loans that have been secured by real estate, usually short term spanning up to five years but some can also be longer. The economic climate has caused many homes and buildings to be foreclosed, which can allow for real estate investors to purchase the properties, make needed repairs, and then sell them back for a profit. Or, they may even decide to hold them as rentals as the amount they pay on debt servicing is far less than they get in rents.

Who can invest in a trust deed investment?

Anyone can use a trust deed investment, however individuals who have at least $50,000 to start with will more likely benefit from a trust deed investment. Usually, private individuals, corporations, LLC companies, and others can invest in a trust deed. There are even ways to use IRAs or SEP accounts to use as part of the investment.

In many cases, individuals can use brokers to be the go between in not only finding, but securing a location for an investment.

Why go with a broker?

In many cases, when it comes to selling a property, many find that selling it themselves can sometimes generate more money or the same price than if they went with a real estate broker. However, the opposite it true when it comes to lending and investing; usury - which is the charging of interest that is in excess of the allowed law - is a punishable offense when not done through that of a broker.

With a broker, individuals can charge a high interest rate without committing usury. Another benefit of going through a broker is the services that are usually available, such as collecting payments from borrowers, mailing out notices and statements, IRS taxes for the end of the year, and more.

Finally, using a broker allows individuals and entities to adopt the network a broker has often been building for years. This trusted network of ongoing trust deed investments saves the individual time and money by not needing to search out these opportunities on their own.
