How to Get Motivated Probate Seller Leads

Probate real estate and probate investing is not a difficult market. Getting motivated seller leads is pretty simple. There is not a lot of competition and most of the sellers in this market are ready to get rid of the property they have. So, figuring out how to get motivated seller probate leads is going to be a little different than you are used to doing with other types of real estate investing.

Hurry Up and Find Them Vs. Sit Back and Wait

One of the biggest differences between probate real estate and other types of real estate is that you do not have to get competitive and pushy with probate. All you really need to do is put your name out there and wait for the leads to come to you. You may be used to marketing aggressively trying to beat out all the other people trying to gather up the real estate. With probate real estate the competition is pretty small. You won't be up against a lot of other people trying to find leads. You just need to let people know you are there and ready to buy up probate proprieties and they will come to you when they are ready to sell.

Expensive Marketing Vs. Cheap marketing

With many types of real estate, like foreclosures, there is a lot of competition. There are more people wanting the real estate than there are people who have real estate. With probate it is the opposite. There are more people willing to sell than those who want to buy. So, you do not have to resort to aggressive marketing and expensive processes to get leads. Getting probate leads is a matter of contacting local probate attorneys and letting them know you are interested in buying these properties. These attorneys will then tell clients and you will start getting leads.

Another option is to just do some local advertising letting people know your buy probate real estate. If you feel you are not getting enough leads then just hit the courthouse. Wills and deeds are public records, so take the local obituaries and start searching for properties recently left behind. Once you start buying probate real estate your name will start circulating and people will be contacting you. The leads pretty much come to you without you having to do much more marketing once your name starts being known and recognized.

Lack of Properties Vs. Abundance of Properties

You may have had dry spells throughout your investing career. Sometimes there are just not a lot of properties on the market that work for investing. With probate real estate, though, the supply of proprieties is almost endless. People die everyday. About a quarter of all cases coming into the court system are probate cases, so there are plenty of opportunities. Probate is one area of real estate that will never dry up. There are always motivated sellers out there.

Low Profits Vs. Amazing Profits

Perhaps the best thing about probate real estate is that the profit potential is great. You have many properties from which to choose since you should have an almost endless supply of new leads on a daily basis. You will find properties in a range of different conditions, some needing little to no work and others needing more work. No matter what type of property it is or how much money you will have to put in it, profits from probate real estate are almost always amazing.

You can usually get probate real estate at a faction of the market value. You can sell the property for less, which is great when the market is not the best, and still make a nice profit. Even with repairs you still can make good money off these properties. It is a wonderful set up that ensures you walk away with a fat wallet.

Probate real estate leads are not hard to get. This type of real estate investing is a goldmine just waiting to be tapped into. Once you start getting leads, they will usually just keep coming in. it is all about getting your name out there and then all that is left to do is start buying properties and making money.
