Try to imagine this scenario. You run into some old friends you haven't seen for a long time and invite them to dinner. You are all excited and cook a nice meal for them and it's not long before the doorbell rings. A few drinks before dinner has everyone in a relaxed, jovial mood and there is a lot of reminiscing over old times. Finally dinner is served and everyone is seated and enjoying themselves when someone starts to gag, and you instantly think they are choking. But this is not the case! Somehow a bug has found its way into the food you have cooked. How dreadfully embarrassing!

Even if this hasn't happened to you, unless you keep your home on a regular pest control schedule, it could. Once pests gain a foothold in your home they don't like to leave unless their newfound environment is made decidedly uncomfortable for them. Having your home regularly sprayed for pests is not only a protection for your health but also for your carpets, clothing or linen cupboard items. Spiders are not the best houseguests either, some of them being dangerous and others just plain messy making webs everywhere. This does not just apply to privately owned and lived in, but also to investment homes that are rented out to tenants privately or through property management.

A real estate investment property should have had pest control done before new tenants move in, whether it is done by the landlord or the property manager. Unless stated otherwise, tenants are usually responsible for ongoing pest control during their lease, and a clause stating this must be added to their tenancy agreement. Occasionally a landlord will prefer to take care of this himself and if this is the case he cannot charge the tenants for it. If the tenant has had indoor pets and introduced fleas into the premises, then he is responsible for the pest control being done before he leaves at the end of his lease.

If pests are not caused by any lack on the part of the tenant, then it is up to the landlord to make pest control is carried out before new tenants move in. This will protect the fittings in the premises from damage by silverfish, moths or cockroaches. Having regular pest control done in any home, investment or otherwise, is essential for a healthy, clean environment that pests won't find to their liking. Then if you run into old friends and invite them to dinner with you, you won't have to experience the above scenario.
