If you are about to embark on a building or renovation project on your property, you are no doubt already fully aware of the importance hiring the right team of professional builders for the job. Unfortunately this is not always as easy as it seems and thinking clearly can be rather difficult during this stressful time.
There is an endless list of points to consider but here are my top seven important points that will help you identify a good building company.
1. Will the firm you hire hold you hand through the crucial and complicated design and planning permission stage? This stage of the project can be all too overwhelming so a company willing to make it as smooth and easy as possible, by offering professional advice and dealing with many of the confusing planning issues, will be vital.
2. You will need to ascertain that the company will only be working on your job and not only turning up every few days due to other work commitments. It will be fine if the company is large enough to cope with more than one job but you'll need clarification of this before you hire them.
3. You will no doubt be speaking to previous clients as a reference so don't forget to ask if the staff were tidy and always cleaned up at the end of the day. Messy builders will drive you bonkers.
4. It's always a good sign if the building company suggests a proper structured payment system, and not just cash being passed over here and there.
5. You will definitely want to ascertain that a full guarantee of all works is part of the agreement. Clarify how long the guarantee will last.
6. It's really important that all the tradesmen used such as plasterers, electricians and tilers, are fully professional. After all, the job will only be as good as the tradesmen. This should be apparent when viewing previous work examples - which you will do... won't you?
7. My final point in many ways is the most important as it can make or break your relationship with the builders, and that is... are they trustworthy? This will be something else to ask one of the references you speak to.
The above points may seem obvious but it's amazing how often they can be overlooked during the scrambling around for the right company to undertake your job.
