Finding and renting the right office space for your business is not a process that should be rushed, as committing to an office that you will quickly consider to be unsuitable is both extremely inconvenient and costly. As a result there are many important aspects within the selection process that should be given careful consideration. The problem can be that it's usually the more obvious aspects of a particular development that are considered carefully for example: the size of the office, the reception area, the location, public transport etc. Often overlooked are those very important though less obvious aspects that play an enormous part in making your office environment a success or failure.

Below are 3 aspects of office space rental that in my opinion are very important but often overlooked:

1. Coffee shop and lunch facilities. If the office development you are considering has decent, comfortable coffee shop facilities then you won't have to worry about this, on the other hand if it doesn't it's crucial that you will have easy nearby access to a good coffee, tea, lunch facility. This is not only important with regards to your own lunch, but also there will be numerous times when the ideal scenario for meeting a client will be over a coffee in comfortable surroundings.

2. What about a gym? It's hardly surprising that not every facility will come with its own gym and workout facility. With that said, many staff members rely on a daily workout and with long work hours and travelling time a lunchtime gym workout is the only time they can fit it in. As a result a local gym facility is an excellent asset that can certainly add the feelgood factor for many members of staff.

3. Areas of relaxation is another really important and often overlooked facility. There will be many situations where a peaceful, quiet area would be required away from the hustle and bustle of the rest of the office space development. This may be required for anything from meetings to relaxing downtime with a good book. Some office developments are situated in lovely grounds with large grassed areas, flowerbeds and benches but of course this is not always possible in more built-up areas. Check that there is a suitable area within the building that would suffice, you may even be fortunate enough to have excellent areas for relaxation both inside and out.

So there are my three easily overlooked aspects of renting an office space. They may not be important to everyone, but they may mean the difference between a really happy, successful working environment and one that isn't.
