Things may be challenging out there for every kind of business but 2012 brings some good news for the office space rental industry.
Any office space agents out there are obviously fully aware of the financial pressures that many businesses find themselves under and are mindful of this in the rental deals they offer. As large businesses creak and small businesses wonder whether once again a home office may have to suffice for the foreseeable future, it's a sensible move by the office space providers to make rental deals really competitive in 2012.
There appears to be some great offers around in various geographical locations but prime properties in the big cities seem to be a little less competitive than some on offer in the suburbs. This doesn't mean that there isn't a deal to be found in town, just less so than a little further out.
It's worth pointing out that whilst the office agents are informing interested businesses of a half- decent deal on offer, there is nearly always plenty of room to maneuver on price. Let's face it, the real estate agents want to quickly rent these commercial properties out so would be foolish to not negotiate competitively.
If you are considering renting an office space a little further out, now is certainly a great time to lock in to a deal.
For many companies, taking on an office in a building a little further out may be the perfect first office, or for an established business looking to cut their outgoings, the perfect compromise. Access by public transport is generally excellent and parking is way easier than a development in the city. There are many other plus points including more relaxed surroundings and more spacious offices and reception areas. An office outside of town will not be ideal for every business but for some the benefits will certainly be very appealing.
If you have to remain located in the more competitive area of the centre of town, still hold out for a deal, they are there to be had.
So to summarise, 2012 will have some businesses feeling shaky about the prospect of another tough year ahead. If you are at the stage of rolling up your shirt sleeves and starting to cut back, re-location on re-negotiating of your office space is a good next move. If you are sailing through this tough economic spell like it doesn't exist, good for you as you are one of the lucky ones. Having said that, you may still like the sound of saving on your current place of work.
