Money, as always, is a big hindrance for most people dreaming to own a house one day. Even if there are financial assistance given by private and government sectors to interested buyers in the form of home loan programs, having enough money, at least for the down payment is still a big problem. Many of the mortgage programs available require a twenty percent down payment for a house. Finding enough cash for this is truly difficult for many most particularly to those who do not have savings they can use for the initial payment. For the financing to become a lot easier, it will be helpful if you already have an idea where to get funds for the down payment and other expenses. Below is a simple list to give you an idea where you can get cash for the down payment:

401k Loan or IRA Funds It is very much possible to get a 401k loan from the Internal Revenue Service. That is if you meet their qualifications and requirements. But 401k loan is actually very helpful. Actually, you are not losing anything from this loan as after you finish paying it off, it is like you just paid yourself back. Make sure to consult your tax advisor first before you apply for a 401k loan. If you want to get funds from your IRA or your Individual Retirement Account, you are allowed to get 10000 USD from it, or at most 20000 USD if you are already married. You can easily use these funds the down payment of your home.

Gifts and grants Well, If one of your relative or family is willing to give you a down payment money as a gift from them, then, lucky you! Try asking your family members if there are any relatives that put away money as a gift for you or if they want to sponsor the money you need for the initial payment. Aside from gifts from generous people, there are also home grants that you can take advantage of especially if you are part of the low-income earners. Grants like these are usually provided by the local government administration so talk to local housing authorities about it especially if you think you are qualified to apply for it. Some employer also offer home grants to valued employees so if you feel that you are a huge asset to the company, try talk to them and request for a special down payment grant for the property you are eyeing to buy.

Sell your assets Another easy way to have cash money for the down payment is to sell some of your assets like vehicles, some stock investments, jewelries, a boat or anything with desirable value. If you think you can live a normal and a happy life without or with only one car, then, look for buyers as early as now!
