How to Work Well With Your Broker

When you are looking for real estate, it's nearly impossible to find the right places and get the best deals without a broker. Brokers are there for a reason; they have all the listings in the neighborhoods you are looking in and a finger on the pulse of what is changing, who is moving and looking to sell, and if property prices have dropped. It will make your search a lot quicker as long as you work well with your broker. It's a give and take relationship, on both your parts!

The first thing you need to do when hiring a real estate broker is to let them know exactly what you are looking for. Maybe, you prefer a home that's a single floor because you are moving in with grandma and she can't go up and down stairs like she used to. Or you need three bedrooms, one for you and your spouse and the other two for your kids. You need storage space, so you'd like something with at least a decent sized basement. You need to be aware of the things you absolutely need and will otherwise pass if the place doesn't have it and what is more of a want but not necessary. Being flexible is incredibly important. If you are too picky, you may miss out on a great place just because it doesn't match your exact specifications.

After everything is settled in that regard, it's time to make the commitment to spend time with your broker and look at places. You need to set aside the time in your schedule, even if it means leaving work early some days, or giving up your free weekends. You don't want to miss out on a possibly beautiful home because you didn't give the time and dedication it takes to looking. If you can, work out a schedule for the week with your realtor, letting him know when you are available so he can also see if he can match your days with his schedule. It's all about communication. Don't be afraid to speak up when you don't like something or ask all the questions that come to mind. Buying a house is a huge commitment and you don't want to settle immediately just so you have something. This is a big step and a good broker is going to understand that and help you get the place that works for you.
