Finding motivated sellers is one of the best ways to find real estate property that is significant lower than the market value which means more profit from your investment. Here are some unique marketing methods you can use to find motivated sellers of real estate property.

5 Unique Marketing Methods for Finding Motivated Sellers

Magnetic Car Signs: Have magnetic signs made for your car that say something like "I Buy Houses" or a similar statement that would appeal to motivated sellers of real estate property along with a way to contact you for further information. If you have a family, place the signs on more than one vehicle with your contact information.

Door Hangers: Create door hangers that state that you buy houses along with a line that encourages a call to action which is to contact you. Recruit some neighborhood kids to distribute the hangers on the doors. Preferably this should be a neighborhood that contains the niche properties you are interested in however, sometimes this is also a way to ignite word of mouth advertising.

Keep in mind that you may receive some angry phone calls from a few people. If you can weather this negative aspect, at the same time you will also locate some very motivated sellers that will result in a profitable deal.

In the teleseminar series, I also mentioned a similar marketing method using Post-It notes. I recommend that you do one or the other, but not both in the same neighborhood, because this would be considered overkill and result in a lot of angry people.

Service Professionals: Make up business cards that state that you buy houses and then network with service professionals such as plumbers, electricians, maintenance workers, and other similar professionals. Although they may not have any information at the time you speak with them, they will remember you and refer motivated sellers to you at a later date.

Local Internet: Place your website address on all of your marketing materials including business cards, flyers, newspaper ads, and any other related materials. Be sure to advertise your services on local Internet websites such as community websites, local newspaper sites, and other websites related to local organizations.

One Significant Promotion: Plan to do one huge promotion each year. This could include something as big as doing a billboard that is strategically placed, a radio or local television show, infomercial, or major seminar. It may cost more than your other combined promotions, but I think you will find it will help to significantly boost your real estate investment business, as well as attract an endless supply of motivated sellers.

If you are fairly new to real estate investment, I recommend using the less costly marketing strategies first before considering doing a huge promotion. Get yourself established by negotiating a few deals with motivated sellers before considering spending money on a huge promotion.
