Finding Motivated Sellers: How to Use Bandit Signs To Attract Attention and Get Your Phone Ringing

Quite often you can pick up signs for $1.00 or less. Maybe it's not quite the message you want, but it is close enough and for half the price you can pick up these signs fairly cheaply. Again, you get the signs delivered to your house. You use other people to do the signs to make sure you get them out. You hire kids to put them out.

A Word about Township Ordinances

In my township, the borough is very, very strict about signs. I got tired of getting phone calls so I started putting them out on Friday nights and then we would collect them in on Sunday. In my case, I have a lot of tenants. I would pay their kids or something.

I would advertise to my tenants, "If you've got a high school kid..." run around to major intersections, put out 15, 20, 30 signs on a Friday evening, and then come and collect them on a Sunday evening. It works fairly well. We definitely get calls on Saturday and Sunday. They definitely work.

The problem is on Sunday night, if they don't come and get them on Monday, you get a phone call from the local police. You just have to be careful. Other townships could care less. Don't put them in areas that you know they're going to get you in trouble. Obviously, don't put them on people's yards or personal property. Do not ever do that.

For the most part, I would not recommend putting them on telephone poles. The telephone people get upset at that. Certainly don't block a road sign of any sort, a stop sign or those kinds of things. Do not block the visibility of those kinds of things. That will get you in some trouble pretty quick too.

Best Location for Bandit Signs

Generally, put them off to the side of an exit of a highway where people are starting to slow down and can have a moment potentially to write the phone number down and to call you. Again, you want to drive them to your voicemail box with the extension number to record and track the results.

If you put out 30 signs in a weekend, you ought to be able to track how many calls you got over the weekend. Again, use your voicemail system to track the results as much as possible. Do they work? Absolutely. Are they cost effective? Absolutely. Do they have some pitfalls and are you going to have to learn a few lessons along the way in terms of your townships and boroughs? Yes. If you're willing to take an occasional phone call, I think you'll find that you'll get a lot of calls.
