Craigslist is a great way to acquire tenants for your real estate investment property. Here are a few questions and answers on getting renters from ads on Craigslist.

Mike, I have one question in regard to renters. Have you had any experience of getting renters from ads on Craigslist or other free Internet marketing for renters specifically?

You know, Craigslist is slam-dunk - now this is my secret. Craigslist is my slam-dunk secret on how to get renters. I know Craigslist is not a secret and I know if I was to tell my clients that basically, we get probably two-thirds of our tenants through Craigslist - if I told all this to my clients, they'd say, "I can advertise on Craigslist. It's free." That's true. Craigslist outperforms all of my other marketing combined for getting tenants.

Some of the things we include

- One of things we do is repost every couple days so we stay at or near the top of the list. - We really focus on certain key words like the area of the city or certain street and other major features to be sure we come up when people search under these keys words - We also like to say we are "pet friendly" so we do not eliminate pet owners

We test all the time. We are absolutely always testing various sites and I pay people a lot of money. I get these people that call me up and say, "My site's the best thing in the world. It's got a page rank of 9. Please try us. It's the best thing in the world. Pay me a few bucks and you'll have all kinds of people calling you."

I say fine and pay them a few bucks. We advertise on their site, and nothing. I go on Craigslist. It costs me nothing and I get all kinds of calls.

There are a lot of things that we do on Craigslist; a lot of little secrets that we do that make it very effective for us. We advertise about 50 properties every day on Craigslist.

We've learned a few things over the years. They're not overwhelming, unbelievable secrets. They're just some basic things that you do and the phone will ring.

All right, any other questions? As I said, all the various pieces I've talked about are going to be there. What I would suggest is once you've had a chance to pick one or two or three of these methods, play with those attachments a little bit.
